The Janey East is the second phase of the existing Janey building—designed to conjoin on the main level to create one 112-unit building. The finishes and design-forward aesthetic of the initial Janey project were carried over, and the complementing Janey East incorporated expanded amenities such as a rooftop lounge and kitchen with exterior deck, fitness center with yoga patio, and expanded bicycle storage and maintenance area. This phase offers slightly larger units, but replicates many of the well-received layouts of the initial Janey. The Shade Store fully occupies the ground floor retail. 

As a LEED Platinum project, The Janey offers superior air quality through advanced Daikin multi-split systems with air exchangers, operable Certified Forest Sustainable wood windows, polished concrete flooring in units, and low VOC materials and paints throughout. Two eco roofs and native plantings reduced annual irrigation expenditure by 67%. Sun shades on the south façade and blackout shades throughout mitigate unwanted heat gain. An automating parking system provides 47 parking stalls, while minimizing the building footprint. The garage also features an electric car charging station.

GEM provided operational consulting throughout development, attending weekly meetings and coordinating the FF&E and marketing budgets. GEM also supervised the art selection, and participated heavily in the branding process. While still under construction, both Janey West an East came under contract, and were disposed following TCO of Janey East. The project garnered a best in class premium at $45 million.
