352-unit • leed gold mixed-use apartments
Located in Portland’s vibrant cultural district amongst prominent art museums, music and theater venues, The Cyan offers a central home base for any urbanite. Unit sizes range from studios to three bedrooms, with generous common spaces including a theater room, fitness center, ample lobby, exterior rooftop lawn and 13,000 sq. ft. of gardens. The robust edible garden features blueberries, pears and strawberries––the first one in the city at a multifamily building. The ground floor is activated by 6,000 sq. ft. of retail and also houses a public parking garage.
Low-impact finishes and low-flow plumbing fixtures increase the efficiency of The Cyan. Storm water is captured onsite to reduce irrigation expenditure. Units feature operable windows and energy efficient lighting and appliances.
GEM participated heavily throughout the development process with operational consulting. Under GEM management, a market-rate demographic was targeted and varied resident programming was offered––events from cooking classes to apartment interior design competitions were facilitated. To encourage alternative transit, an electronic Streetcar sign was installed in the lobby to notify residents of arrivals. While in lease-up, the property received an unsolicited offer and was sold.
