Located on bustling N Williams Street in an urban biking haven, Kiln Apartments is one of the first mixed-use multifamily projects in the country to achieve Passive House certification. The 19-unit project is situated amidst Portland favorites like Tasty & Sons and New Seasons, and has full views of the downtown skyline. The building offers one bedroom units with private bike parking, a secluded rooftop deck and 1,352 sq. ft. of ground floor retail.
Passive House standards require a building to preform 65% better than Portland’s already industry-leading standards. To accomplish this, Kiln utilizes high glazing, triple paned windows with exterior sun shades to keep the building envelope tight and über efficient. A twenty-four-hour heat recovery ventilator exchanges stale air for fresh air. Solar panels heat building hot water.
GEM assumed management of the property and completed final leasing to reach full occupancy in 2015. As part of the management program, GEM oversaw resident education of building systems and appliances, and implemented composting and green cleaning initiatives. In 2016 the building went on the market and GEM oversaw the disposition and close-out. The building garnered a premium at $6.75 million.
