Barclay | Broadway is a highly sustainable mixed-use apartment and retail project located in the First Hill neighborhood of downtown Seattle directly adjacent to Seattle University and multiple medical centers. The transit rich location has a streetcar stop in front of the building. Amenities include a fitness center, a rooftop deck with kitchen and fire pit, dog area and a bike storage room. The property contains a percentage of income restricted units. Units sizes are studios up to two bedrooms, situated on top of 6,000 sq. ft. of high visibility retail.
Barclay | Broadway preforms 44% more efficiently than a standard code compliant building. A solar hot water system provides 40% of the annual building demand. The apartments feature low-flow plumbing fixtures and high recycled content carpeting.
To expand the resident demographic beyond the student population to the 22,000 area medical workers, GEM instituted a preferred employer program and business to business outreach to the Seattle tech employers. GEM also maintained a relationship with Seattle University encouraging not just students, but faculty and alumni to live at the building. Regularly programmed events were implemented to further encourage resident interaction and community building.
