38 Davis is a truly mixed-use project in historic Old Town China Town. The site overlooks Tom McCall Waterfront Park and offers protected views of the downtown and riverfront. Centrally located off the Max line and main pedestrian and cycling arteries of the city, 38 Davis is truly a commuter’s paradise. Developed by Gerding Edlen, the project features three floors of commercial and retail, topping off with two floors of residential units. The commercial space includes anchor tenant, Ankrom Moisan Architects, University of Oregon Masters programs and administrative offices, and Airbnb offices. In partnership with public investment to revitalize the district, 38 Davis offers a percentage of affordable housing units. Unit sizes range from studio to two bedrooms, and amenities include a gym with locker rooms and showers, bicycle storage and work station, and rooftop deck with lounge.

38 Davis is constructed with heavy timber, and offers exposed beams throughout the building. The property features a rooftop eco roof. Low-flow plumbing fixtures and LED lighting are used throughout the building. 

GEM was involved in the early design and development process to generate operating budgets, position rents, and review design and finish packages. GEM oversaw the initial lease-up of 38 Davis and managed the building until it was sold in February 2018.
