51-unit • leed gold mixed-use apartments
Located on eclectic Hawthorne Boulevard on the inner East Side, The 20 on Hawthorne offers a smart living experience for the savvy Eastsider. 4,984 sq. ft. of ground floor retail boasts a sushi restaurant and Little Big Burger, with iconic Cinema 21 across the street and Portland restaurant treasure, Castagna, just steps away. Unit sizes range from one to two bedroom, and second floor residents enjoy patios on the eco roof. Secured bike parking and an automated car stacker, the largest of its kind in the country at the time, provide ample parking while minimizing the building footprint.
As a LEED Gold project, natural and recycled materials are utilized in the marmoleum bathroom flooring to kitchen cabinetry. LED and energy efficient lighting are used throughout the building. Low flow plumbing fixtures and dual flush toilets reduce water expenditure. The eco roof aids with building insulation and rainwater treatment.
GEM managed the lease up of The 20 on Hawthorne, as well as the move-in of all retail tenants. GEM oversaw the FF&E budget and coordinated all building setup. While under management, GEM converted the lobby into an office and resident lounge to maximize operations. The 20 on Hawthorne was the first Gerding Edlen property to use an automated car stacking system, and GEM designed a full resident training program and instructional signage. GEM also participated heavily in R&D efforts for the manufacturer as subsequent generations of the machine were engineered.
